Buying A House – What You Should Know

Know Your Limits.  Before you start shopping, find out what you can afford.  Different sources suggest a “rule of thumb” that varies from two to four times your annual income as an affordable mortgage.  That’s a pretty wide range, so it’s a better idea to use one of the many online calculators you can find with a simple Internet search.  You’ll need to know your wages and other income, amounts of existing monthly debts, how much of a down payment you can afford, the estimated tax and insurance costs on your ideal house, and the interest rate you’ll pay.

Your bank may “prequalify” you for a certain loan amount, but this isn’t a good measure of how much house to Buy.  Take any realtor’s estimate with a grain of salt, too; after all, a bigger house means a bigger commission for them.
But remember that there will be other expenses.  You’ll need to come up with a down payment.  Closing costs – things like title searches and document filing fees – add up, too.  You might be able to add these to your mortgage, but either way, you’ll pay.  And don’t overlook moving expenses.

Is this the right house for me? Even if you’re in love with the house you want to buy, be honest with yourself about its flaws.  Is the neighborhood safe?  Is it the right size for you and your family?  Is it in good condition (or, if it isn’t, are you prepared to fix it up)?

Who’s On Your Side? Online resources are plentiful, and make it possible to buy a house without using a realtor.  But if you use a realtor, find one who represents buyers exclusively; this will help ensure your interests are represented.

Opinions differ on whether buyers (and sellers, for that matter) should use a lawyer for any real estate transaction.  The process can be confusing and stressful, so hiring a lawyer may bring you peace of mind.  Sure, it’ll cost you Money, but if there are snags in the process, having a lawyer on your team could save you much more.

Before you close the deal, you should get a home inspection.  But make sure you – not the seller’s realtor – choose the inspector to ensure his work is independent.

Is the price right? Check the purchase price of the home against the Sale of other comparable houses in the same area that have sold within the last few months.

Don’t sign anything you don’t understand.  You might have a buyer-exclusive realtor, and even a lawyer, but you are ultimately your best advocate.  Read every contract and document, and make sure you understand them completely.  Ask lots of questions; even though you may fear looking stupid, it’s far worse to sign a contract you’ll regret later. Never sign a document that contains blank spaces, either.

There was great interest now at Shadywalk, at least in one house, to know when the Liverpool steamer, City of Pride, would be in. Conjectures proving unsatisfactory and uncertain, the whole family took to sudying the marine lists in the daily papers ; and when everybody else had looked them over, the last one of the family did it again with extra care; lest by some singular coincidence the letters forming the City of Pride might have escaped the eyes so keen set to find them. The paper grew better than a novel. It furnished a great deal of matter for conversation, besides ; for all the steamers which had got in were talked over, with their dates of sailing, and number of days on the passage ; with each of which the times, certain and probable, of the City of Pride were compared. Then there was the question, whether Aunt Candy might have changed her mind at the last minute, and waited for another steamer ; and the reports of the weather lately experienced at sea were anxiously read, and put alongside of the weather lately experienced at Shadywalk. Preparations in the house went on diligently; whatever might help it to make a better impression, or afford greater comfort to the expected guests, was carefully done. Mrs Englefield even talked of getting a new stair-carpet; but contented herself with having the old one taken up and put down again, the stairs washed, and the stair-rods brightened; the spare room, the large corner chamber looking to the north and west, was scrupulously swept and dusted; furniture rubbed ; little white knitted mats laid on the dressing.

Here is a delightful gift book for the Texans, former Texans, even non-Texans on your list. It’s not a travel guide and not exactly a Texas brags book. Rather, it’s a celebration of 100 subtle and not-so-subtle, serious and not-so-serious things that make Texas the special place that it is.This entertaining and inexpensive little book consists of one thought per page, such as: -When you tell someone from another state or country that you’re from Texas, it invariably causes a reaction. Sometimes positive.-We don’t talk funny. Everybody else does.-If Texas isn’t the biggest or best in whatever field or activity, we can sure make it sound like it is.-You can tell a place that serves great chicken fried steaks by the number of pickups parked outside.-Texas was once an independent nation, and most of the time we act like it still is. -Statistically, we are an urban state. In spirit, we aren’t.-If you run out of anything else to talk about, there’s always the weather.Compiled by State House Press Managing Editor Glenn Dromgoole, 100 Great Things about Texas is intended as an impulse buy or stocking stuffer at book stores, gift shops, and souvenir outlets.

If he knew what is in store for him, he probably wouldn’t go, because before this evening is over that cranky old piano is going to play ‘Those Piano Roll Blues’, with some effects that could happen only in the Twilight Zone. : Synopsis Drama critic Fitzgerald Fortune goes to Throckmorton’s curio shop to buy his young wife Esther a player piano as a birthday present. At the shop, as the hard-bitten and hard-shelled owner plays the piano, he reveals his soft, sentimental side. Fortune notes the piano’s magical properties, which reveal men’s true natures, and purchases it. Later at home, the solemn butler, Marvin, bursts out laughing under the influence of the piano and reveals that he actually enjoys working for Fortune. When Fortune puts on a roll for his wife, she reveals that she detests him for his cruelty to her and the people around him. He then tries it out on one of his wife’s party guests, a jaded playwright , Gregory Walker, who admits to being in love with Fitzgerald’s wife Esther and that they had a tryst while she was on vacation away from Fitzgerald.
